Gillan & Hartmann is thoroughly experienced in planning and designing Building Automation Systems (BAS), Logic-Based, BAC-net and LON Direct Digital Control (DDC) Systems, and interoperable web accessible control systems (iWACS). These systems are commonly referred to as Building Automation Systems (BAS), Building Management Systems (BMS) and Energy Management Systems (EMS). G&H has provided many successful dedicated BAS projects for clients from design through construction commissioning in the millions of dollars. In addition to the design of new Automatic Temperature Control (ATC) systems, our experience includes the following.

Fair Acres Geriatric Center

Design of dedicated Building Management System (BMS) to improve building temperatures for occupants, implement energy conservation strategies, facilitate operation/maintenance of HVAC equipment, monitor electrical power, monitor and alarm for auxiliary systems, and specialty systems. ATC included control of kitchen systems and monitoring of computer room. Provided design for expansive communication network through the campus tunnels to tie buildings together on this 18 building, 210-acre campus. G&H has been providing mechanical, electrical, plumbing, fire protection and energy engineering planning and design services at Fair Acres for more than three decades. The facility provides independent living, assisted living, and skilled nursing care to more than 900 residents. ($3,405,000 Cumulative ATC)

Lincoln University

G&H was commissioned as Prime Professional by the Pennsylvania Department of General Services (DGS) for the comprehensive upgrade and modernization of Lincoln Universitys building systems, including a new campus-wide ATC System. The Firm designed two new BMS, incorporating DDC, Web-based BACnet platform, remote
access and front-end integration for complete centralized building automation system for 13 campus buildings. A centralized BMS was provided to improve comfort of occupants, implement energy conservation strategies, provide monitoring/alarming of HVAC systems, and facilitate operation/maintenance of HVAC equipment. Working with the University, G&H initiated a dual head-end BMS for future renovations, expansion, maintenance of their control systems. Cumulative ATC)

Philadelphia Prison Systems (PPS) & Detention Center


Philadelphia, PA


Completed comprehensive HVAC energy analysis/equipment assessment and provided engineering planning and design of total DDC EMS for this 2,000-bed, medium security facility. Designed a dedicated controls project for a centralized Building Automated System (BAS), also known as EMS, to improve building temperatures for occupants, implement energy conservation strategies, and facilitate operation/maintenance of HVAC equipment. Project was designed so HVAC systems could be monitored/controlled by a centralized energy management system. ($993,480)

Delaware County Courthouse Complex

Design of new building EMS, incorporating DDC, LON platform, remote access and front-end integration for a complete centralized building automation system for six buildings and garage facilities. ATC System included monitoring/control of various fresh air intake. fire alarm system/electrical power monitoring, control of HVAC systems, and control/monitoring for county computer data center. The centralized EMS improves building temperatures for occupants, implements energy conservation strategies, facilitates operations and maintenance of HVAC equipment. monitors and alarms auxiliary systems, and specialty systems. County of Chester, Historic Courthouse and Complex


West Chester, PA


Design of new EMS, incorporating DDC, LON platform, remote access and front-end integration for complete centralized building automation system at historic Courthouse, North Wing and Annex. Assisted Facility Engineers in developing a system selection strategy to choose the best fit building automation system. Project provided centralized EMS to improve building temperatures for occupants, implement energy conservation strategies, facilitate operation/maintenance of HVAC equipment, monitor/alarm auxiliary systems, and courthouse computer data center. Upper Freehold Regional School District


Allentown, NJ


Design of new campus wide DDC System for Middle School and High School, including complete replacement of: mechanical HVAC systems (boilers, chillers, air handling units, duct work, piping distribution systems); aged pneumatic ATC with new DDC and new EMS including a Web-based BACnet platform of front end integration. G&H performed a facility inspection comprehensive energy analysis and assessment of the heating ventilation and air conditioning equipment and controls to develop a complete centralized BAS at the Upper Freehold School District complex, serving both buildings. The project addressed occupancy comfort, and control of humidity through dehumidification. ($203, 150)
