The G&H design team creates engineered solutions for those specific challenges inherent in design of high-rise multiple dwelling units with mixed occupancies through confirmation of utilities, metering requirements, and creative design approaches to: provide code required air of ventilation and combustion air; include stack effect phenomena to integrate building pressure relationships; specifying energy saving, CO detection, and control systems to manage exhaust fumes in enclosed parking garages; smoke control; incorporation of the latest technical design and construction methods geared to residential fit up; integration of engineered building systems into the Architectural program.

Courthouse Commons Condominiums

Islip, NJ

This mixed-use community, with Recreation Center, is designed for a diverse group consisting of young families, working professionals, and active 55+ sections. These condominium homes include the following:

  • Ten 3-story, 17,000 sq. ft., condominium buildings, 10 dwelling units over private parking garages
  • Seven 4-story, 27,000 sq. ft. condominium buildings, 13 dwelling units over private parking garages
  • Four 3-story, 17,000 sq. ft. condominium buildings, 12 dwelling units

Annapolis, MD

  • One 12-story, mixed-use high-rise luxury condominiums, 400,000 sq. ft.
  • Consists of two stories of retail space, ten stories of luxury condominiums
  • New separate five-story above-grade open parking garage

National Products Condominiums, Old City

Philadelphia, PA

Project included renovation of turn of the century, abandoned industrial building and conversion to condominiums. Encompassing a city block, it consists of the following:

  • Ten-story high-rise, 110,000 sq. ft., 95 total units
  • Two 6-story mid-rises, 140,000 sq. ft., 50 total units
  • 16 duplex townhouses, 40,000 sq. ft., 38 total units
  • Two-story, 110,000 sq. ft., underground parking structure supporting all facilities

North Beach Condominiums

Asbury Park, NJ

Project involved construction of a new condominium/apartment/commercial complex. Encompassing a city block, it consists of the following:

  • Three 10-story, 400,000 sq. ft., high-rise buildings
  • 250 total dwelling units over an enclosed 160,000 sq. ft., parking structure

Orchard Ridge Condo Club Apartments

East Coventry, PA

  • Four townhouse buildings, 72 total dwelling units
  • Three apartment buildings, 48 total dwelling units, offering six different floor plans

Brookhaven, PA

Traditions at Ridley Creek is an active, age-restricted adult community that provides residents with a carefree lifestyle in a low-maintenance, thoughtfully designed home.

Gillan & Hartmann, as MEP/FP engineer, played a major role in providing these amenities for the five, three-story buildings of approximately 30 condos, each above one grade level parking garage. The firm prepared design plans/specifications and construction documents, and furnished construction period services for Mechanical (Heating/Ventilation/Air Conditioning, Plumbing, Drainage, Fire Protection) and Electrical Systems.

Martins Run Retirement Community

G&H has provided professional planning and design services to Martin’s Run, a senior living community, on a continual basis for more than 15 years. Accommodations include one and two bedroom, and studio apartments for independent living; an assisted living facility; and a skilled care facility.

Kearsley Retirement Community

Philadelphia, PA

G&H was commissioned by Kearsley Retirement Community, the oldest retirement community in the United States, to assess the heating system serving the original, historic 1860 building, the 1981 five-story nursing home addition, and a 1982 addition for assisted living. The firm’s analysis included a feasibility study for co-generation and air-conditioning, as well as initial and life cycle cost analysis to determine the optimum method of improving the heating system to meet the unique requirements for a facility serving elderly residents.

Upon completion of the assessment and approval of recommendations, G&H engineers designed the new system using commercial/industrial grade equipment with natural gas as the primary fuel and fuel oil as back-up. The design resulted in substantial reduction in energy costs, greatly extended service life of the equipment, and increased comfort level.

Montgomery County Housing Authority

Norristown, PA

G&H was commissioned by the Montgomery County Housing Authority (MCHA) to assess current conditions and identify deficiencies in the fire safety, fire alarm, life safety, and sprinkler systems in four high-rise buildings, four townhouse complexes, and the MCHA Office Building. These facilities house elderly and handicapped residents. This assessment included development of a Capital Program Data Base Management System. Following on, G&H designed state-of-the-art addressable fire alarm systems to serve the facility. Other projects completed at various MCHA facilities include the following:

Icona Diamond Beach (Formerly Pier 6600)

Cape May County, NJ

G&H initially provided MEP Code Design Quality Construction Documents for renovations to HVAC, Plumbing, Electrical and Fire Protection Systems for three phases of construction beginning in 2012, at the former Pier 6600 Hotel.

  • HVAC rehabilitation of 100 guest rooms
  • Conversion of 40 single rooms to 20 double rooms, plus kitchen exhaust fan
  • Converting lounge and manager’s suite into eight guest rooms

In 2013, the hotel became known as the Icona. Subsequent commissions awarded to G&H include the following:

  • Renovations to the Icona’s Coastal Blue Restaurant, including a Field Survey, and design of MEP systems renovations for the kitchen/restaurant/bar
  • Design domestic hot water system for the North Wing
  • Design HVAC system to provide air conditioning/duct work for the Lobby, Restaurant, offices, exercise room and corridors
  • Additional MEP services for commercial laundry, fitness room, roof party deck, cabana building addition, swimming pool utilities, fire protection systems
  • Energy Audit of the MEP systems for the condo conversion to establish the energy efficiency of the heating and cooling units, hot water heaters, and lighting fixtures
  • Upgrade electric service for kitchen, tent bar, and pavilion
